750 17th Street occupies a premier location in DC’s Central Business District, located near the White House and within viewing distance of the Washington Monument. Built in 1989, this 12-story facility has a rather small floor plate and building step-backs that make it a challenging space to plan.
To respond to demands to enhance the building’s leasable attributes, we created new functions for the 2nd floor, including a Large Conference/Meeting Room and Tenant Lounge as well as a new 2,300-sf Fitness Center.
As part of an overall effort to enhance the experience of working at 750 17th, we also created a new rooftop amenity space complete with a rooftop pergola, grills, and food prep area with lounge seating overlooking the Washington Monument. The spectacular views afforded to this rooftop are accentuated by the use of carefully placed lounge seating and tables, making this a destination spot for tenants.
While many buildings in today’s market provide efficient floor plates and amenity spaces to meet the needs of a Class A office environment, we also strived to implement a design that is comfortable, friendly, and welcoming to a wide variety of tenants, thus presenting a more contemporary, relaxed approach to designing corporate work spaces. The environments created at 750 17th are targeted to tenants who desire a heterogeneous, yet serene atmosphere that reflects the needs of the future workplace.
