The 11.3 acre site is located within the City of Dallas’ Central Business District at the corner of Ross Avenue and Routh Street.
The core master planning concept for the site is a vibrant, walkable civic green belt effectively connecting the DART Pearl Street Station to the Dallas Arts District. This park connection will encourage activity and provide amenity spaces for retail, residential and office uses. Surrounding this park, a mid-rise urban edge will establish a “district minded” datum and encourage a human scale absent from most Dallas urban centers. All structures are oriented and placed as to not obstruct primary views to the North and to the Arts District.
The completed development will act as a major mixed-use center encouraging street activity and walkability. This new place will provide popular after work destinations as well as provide meeting locations prior to an opera or symphony visit. Its character will be intelligent, contemporary architecture in response to existing refined architectural style evident in the neighboring Arts District.

The Dallas Arts District is directly adjacent to the North of the site, while the Dallas Area Rapid Transit line is adjacent to the South within easy walking distance. The site is easily accessible by vehicle from Woodall Rodgers Freeway, Interstate 35 and Interstate 75 and is highly visible to passing traffic and flight lines.
